How should I clean my terracotta tile floor?

I have unglazed terracotta tiles in my kitchen, which I had professionally cleaned two years ago and was told these would be maintenance free. However, the tiles have started to mark and stain once more. Can you recommend a firm who will clean and reseal the tiles?

Helaine Clare replies: To avoid disappointment in the future make sure you find someone knowledgeable about the specific requirements of period buildings to carry out the work on your terracotta floor. I would recommend calling SPAB (Society for the Protection of Ancient Buildings) for a list of approved tradespeople in your local area. Its technical advice line (020 7456 0916) is open Monday, Tuesday and Thursday 9.30am- 12.30pm and Friday 11am-6pm.

The Buy with Confidence scheme (buywithconfidence.gov.uk) is a register of businesses that have been vetted and approved by Trading Standards to ensure that they operate in a legal, honest and fair way. Consumer Direct (08454 040506) also lists approved tradespeople.
