How to plan a re-roofing project

Old buildings expert Marianne Suhr offers her advice on what to expect when adding a new roof to a renovation project. Includes advice on what materials to choose and how to insulate.

  • Schedule any re-roofing works well before the winter weather sets in – aim to be wind and watertight before November.
  • If you have a complicated roof, or fine ceilings underneath, you may want to put up a temporary roof supported on scaffold. You’ll need to ask your scaffolding firm for a quote for this extra work.
  • Most old roofs will contain a reasonable proportion of salvageable slates or tiles (up to 70%). Remember to set them aside for re-use in the future.
  • Think through the detailing of any insulation before you start the works and make sure your roofer fits it carefully.
  • A breathable roofing membrane will help reduce condensation in your roof space.
  • Old tiles and slates are valuable – think about security while they are stored on site because they are a prime target for thieves. Scaffold also provides burglars with an easy route into the building – be vigilant.
